Basement & cellar -
waterproofing and conversions

Conversions of basement and cellars have become increasingly popular as a means to increase living and or storage space in residential and commercial buildings. Not only can you gain significantly more useable space but also increase the value of your property.

Basements, cellars and other below ground structures will usually, at best, be damp and unpleasant places. At worst they will be subject to flooding. Wet basements can place the property structure at risk, cause odours, result in rot to wooden floors and prevent what could be useable storage or living space.

More than in any other area of property maintenance, it is vital that waterproofing is done properly and that any waterproofing system used is designed and installed in accordance with the most recent revision of the British Standard 8102.

System types

Cementitious Waterproofing Systems (Type A)

Sometimes referred to as ‘tanking’ the system relies upon the bonding of impervious material to the walls and floor to provide an enclosure that resists water pressure. Whilst this can be effective in restricting water ingress and can also be cost effective, it can be susceptible to structural movements in the property and mineral salts causing failure.

Cavity Drainage Waterproofing Systems (Type C)

Where circumstances allow, the preferred method of waterproofing basements used by Rudders & Paynes is the installation of a Cavity Drainage System. This system is ideally suited to commercial and domestic buildings and can deal with significant quantities of water.

The main benefits are:

  • Reliability – The systems include, back-up pumps, alarms and other fail-safes.
  • Ease of Maintenance – Channels below the system are provided with flushing points and there is easy access to sump and pump assemblies.
  • Improved Thermal Properties – The membranes provide air spaces to increase heat and sound insulation.
  • Longevity – Non-degradable materials that can have a product guarantee of up to 30 years. Time proven methods.
